Anti-Discrimination Laws

Anti-discrimination laws prohibit landlords from discriminating against tenants based on protected characteristics such as race, color, national origin, religion, sex, familial status, and disability. These laws apply to all aspects of the rental process, including advertising, screening, leasing, and eviction. Landlords cannot refuse to rent to tenants, charge higher rent or security deposits, or impose different terms and conditions based on these protected characteristics. Landlords must also make reasonable accommodations and modifications for tenants with disabilities, such as allowing service animals or installing accessibility features. Tenants who experience discrimination can file a complaint with the Department of Housing and Urban Development (HUD) or a state or local fair housing agency, or file a lawsuit in court.
