Americans with Disabilities Act (ADA)
The Americans with Disabilities Act (ADA) is a federal law that prohibits discrimination against individuals with disabilities in employment, public accommodations, transportation, and telecommunications. While the ADA does not specifically cover residential housing, it does apply to public and common use areas of residential buildings, such as rental offices, lobbies, and parking lots. Landlords must ensure that these areas are accessible to tenants with disabilities and make reasonable modifications and accommodations as needed. The ADA also requires landlords to allow tenants with disabilities to use service animals in their rental units, even if the building has a no-pets policy.
