Non-discrimination laws are the legal protections that prohibit landlords from treating tenants or prospective tenants differently based on certain personal characteristics, such as race, color, national origin, religion, sex, familial status, or disability. These laws are designed to ensure that all individuals have equal access to housing opportunities and are not subjected to unfair or prejudicial treatment in the rental market. Landlords cannot refuse to rent to someone, charge higher rent, impose different terms or conditions, or provide inferior services or facilities based on a tenant’s protected characteristics. Tenants who experience discrimination in housing may have the right to file a complaint with local or federal fair housing agencies or to pursue legal action against the landlord for damages and injunctive relief.
